What it costs to rent in Da Lat
Rent figures usually get quoted from memory, off a single case. We gathered everything on offer in Da Lat on 30 August 2026 across ten Facebook groups letting long-term: 141 posts, with a price in 91. Hotels, homestays and guesthouses were taken out — they let for business and their prices are about something else. Flats and houses are counted separately: adding them together only produces mush.

A third bedroom doubles what a house costs
A two-bedroom house goes for 5m ₫, a three-bedroom for 11m. Between two and three the price doubles, the sharpest step anywhere in the sample. After that it stops: four-bedroom houses run at 10m, no dearer than three-bedroom ones. There are only seven of them though, and at that count the difference cannot be told from chance. Flats have no ladder at all. One bedroom costs 7.5m, two 12m — but half the two-bedroom prices stretch from 7m to 13m, twice the money for the same number of rooms.
What that means for your search
- Need one bedroom — look at flats. One-bedroom houses are few and sit out on the edge.
- Need three or more — look at houses. Flats that size barely exist here: not one four-bedroom flat came up.
- Need two — compare both. A house comes out half the price of a flat, but you will be furnishing it yourself.

What the photos show across the price bands
The top quarter of offers starts at 12m ₫ and every tenth one asks more than 18m. But a price distribution says nothing about what the money buys, so we opened the photos on six listings — two from each of the cheap, middle and dear bands. At 4–6m you get clean small flats: tile or laminate, a fitted wardrobe, simple furniture, a working bathroom. We saw no wrecks in this band. At 9m two very different flats turned up. One sits in a villa with a garden, has a balcony over the city and is furnished with care. The other is a roomy three-bedroom lined throughout in pine boards, with a bare bed and almost no furniture. Same price, different homes. At 12m — a whole house furnished in the dense local manner: carved wood, display cabinets of china, cove lighting. And the 15m listing showed only the facade and the gates, not a single room inside.
What follows from that
- The cheap band in these groups does not mean wrecked housing. The wrecks we found were on the classifieds board, not here.
- One price is not one standard. Nine million buys either a designed flat with a view or a bare pine-lined three-bedroom.
- Only the facade shown — ask for room photos before you go. We ran into that on the very first expensive listing.
Flats and houses charge extra for different things
We checked which words in a listing travel with a high price, counting flats and houses separately. Mixing them is no good — the picture comes out backwards.
- A flat billed as «premium» or «modern» — 11m ₫ against 8m for the rest. Three million more, and the only marker that worked for flats at all.
- A furnished house — 12m against 7.5m for an empty one. Four and a half million more: furniture is rare in houses, present in eleven of thirty-six.
- Furniture in a flat adds nothing: thirty-two of fifty have it, so it is already in the price.
- The centre is no dearer than the edge. Flats near the lake and the market run half a million cheaper than the rest.
- Lifts and views barely move the price — a million either way, which is noise.
So do not search by the words
With flats, look at the class of the building rather than the list of conveniences: furniture, a balcony and a lift come with almost all of them and are already in the price. With houses it is the other way round — ask about furniture first. An empty house runs four and a half million a month below a furnished one, which is more than the furniture itself costs. The address does not move the price, at least not by the words in the listings. Central flats run slightly cheaper than outlying ones, and we have no explanation for that.

The deposit: a month up front and a month held
The terms are written into the listing — 70 of the 141 posts state them. The norm reads clearly: one month's deposit and one month paid in advance. Thirty-two posts say exactly that. On the way in you hand over two monthly payments. A one-month deposit is asked in 45 of the 70 cases, two months in 18. Three or more turns up a handful of times. If those terms are quoted for an ordinary flat, ask why: the norm here is different. Agree separately on what the deposit is withheld for. The word alone in a contract guarantees nothing.

Utilities are almost never in the rent
Electricity and water are in the rent in 6 percent of listings. By our own reading of the bills that costs two or three hundred thousand ₫ a month: the landlord charges the top tariff band per kilowatt whatever you actually burn. So «6m all in» and «6m plus meters» are different offers. Pets are allowed in three listings out of a hundred and forty-one. If you are coming with a dog, search on that and discuss the price afterwards.
We gathered the data on 30 August 2026 across ten Facebook groups letting long-term housing in Da Lat. After cleaning, 141 posts remained. A price is named in 91, the type is identifiable in 76, the ward number in 43, and the floor area so rarely that there is no per-square-metre figure here. What was thrown out and why: wanted-ads were filtered during collection; hotels, homestays and guesthouses of six bedrooms and up were removed as businesses rather than homes; commercial premises and one listing from Danang as being off target. Photos were reviewed selectively, two listings from each of three price bands. We have one reference of our own: our lease on a house in Lam Vien, May 2026, at 22m ₫ for five bedrooms.
