What it costs to rent in Da Lat

We gathered everything on offer in Da Lat at the end of August 2026 across ten Facebook groups. Of 427 posts, 206 listings remained after cleaning, with a price in 133. Nearly half the posts turned out to be repeats: agents put one place into several groups. Without merging them the figures lie, as we found out the hard way.

Prices by type and bedroom count

In a house you pay for rooms, in a flat for the building

With houses the arithmetic is plain: more bedrooms, more money, and the sharpest step sits between two and three, where the price doubles. With flats the rooms do not move the price. The class of the building does: listings billed «premium» or «modern» ask three million more than the rest, and that is the only marker that worked for flats at all. Furniture adds no premium simply because nearly all of them have it. Hence two different ways of looking. Pick a house by its number of rooms; pick a flat by the building it sits in and the standard of its finish.

What that means for your search

• Need one bedroom — look at flats. One-bedroom houses barely exist here.
• Need three or more — look at houses. No flats that size came up at all.
• Need two — compare both: the gap is twofold.

• Cheap does not mean wrecked. The 5–7m band is better finished than 7.5–10m: new turnkey flats there, old houses and pine cladding here.
• The riskiest stretch is 7.5–10m. The spread of quality inside it beats the gap between any two neighbouring bands, so every listing needs looking at.
• Above 14.5m only houses are let, and the photos show the facade and gates instead of the rooms. Ask for interior shots before you go.

Check the windows and doors before the furniture

Nothing in Da Lat has heating, and from May to October it rains 26–28 days a month, with gusts reaching 10 m/s almost daily. A bad frame costs more here than an extra bedroom: damp settles into the walls and there is nothing to dry it with.

• The frame. Aluminium or uPVC with a seal keeps water out; old painted wood does not. Photos show it: layers of paint and gaps along the closing edge.
• The glazing. Single panes fog and run down the reveal; double does not. Shine a torch at an angle and count the reflections of the flame: two for a single pane, four for a sealed unit.
• The reveals and the corner behind the wardrobe. Streaks, blistered paint and dark patches mean it has already happened, not that it might. Ask for a shot of that corner.
• Doors to the yard. A house usually has two, and the second is often old: that is where damp gets into the kitchen.
• View in the evening or in the rain. By day Da Lat is warm even in a damp house and you will feel nothing. By evening it drops to 10–15 °C — that is when you find out whether the place holds heat.
• Put your hand on the wall in the corner and behind the wardrobe, especially on the north side. Cold and damp to the touch means it stays that way: there is nothing to dry it.
• Sniff in a closed room and inside the wardrobe. Damp reaches the nose before the eye, and the landlord has stopped noticing it.
• Ask where laundry is dried. If indoors, all that water evaporates into the room, and in the rainy season there is no way to get it out: opening a window does not help when it is damp outside too.

Data gathered at the end of August 2026 across ten Facebook groups letting long-term housing in Da Lat. Of 427 posts, 206 remain. Nearly half went as repeats: one place is posted to several groups with slight edits, so merging is done by word overlap rather than by the opening line. Hotels, homestays and guesthouses of six bedrooms and up were removed as businesses; commercial premises and out-of-town listings as off target. A price is named in 133 listings. Floor area appears in one in six, so there is no per-square-metre figure here. No median is shown below four offers. Photos were reviewed selectively, including three two-bedroom flats from 7m to 13m, which show what the extra money buys at a constant room count. One script does the whole calculation so the figures cannot drift between pages. Our own reference: a lease on a house in Lam Vien, May 2026, 22m ₫ for five bedrooms.

One of the two long-stay rents we took straight from the owner rather than from a listing: a flat with two small bedrooms, two bathrooms and a balcony in a new building, 10M ₫ a month. The other measured rent is a whole house in old Ward 8 at 22M ₫.

Worth knowing. The monthly rate comes by phone — the booking sites sell the same flat by the night and dearer. Fifteen minutes to the centre by motorbike; the GO! hypermarket is about three kilometres away, on Lam Vien Square downtown.

Panorama — apartments in a round building on Tran Hung Dao, one or two bedrooms, city view

Panorama lets flats long-term, and there are a lot of them. It is round, with a full-height light well inside: the floors run in a ring, the flat doors open onto a circular balcony with a lattice rail, and the light falls from above. The layouts inside are unusual. The fit-out differs from flat to flat and you see it at once: some are done in black and white marble with gloss fronts, others are light, with timber panelling on walls and ceiling, an olive splashback in the kitchen and coloured upholstery. What they share: a kitchen with an induction hob, oven and extractor, built-in wardrobes to the ceiling, air conditioning, a wall-mounted television, and a separate bathroom with a glassed-in shower and a water heater. Three types are let — one bedroom, two bedrooms, and a larger two-bedroom; each has its own living room with a kitchen. The windows look over the town — Da Lat’s roofs and the hills behind them; some flats have a terrace along the window, some a balcony over the street.

Worth knowing. Monthly prices, from the manager on 29 August 2026: - one bedroom with a living room and kitchen — 11M ₫ - two bedrooms with a living room and kitchen — 13M ₫ - a larger two-bedroom — 20M ₫ The contract runs from six months, and a long term is worth bargaining over. The deposit is two months' rent up front. The building is called Panorama, Tòa Nhà Panorama Đà Lạt in Vietnamese, and stands at 37 Tran Hung Dao in the Xuan Huong ward, the former Ward 10. Across the road are the OM Nướng grill and a Lẩu cua đồng place; the Central Market is about two kilometres down the street. The manager answers on WhatsApp and draws up the contract herself. There are many flats in the building and they are not alike: they differ in finish, in the view and in condition, some fresh, some visibly tired. Say at once for how long and how many bedrooms you need, and ask to be shown several, not one.

Careful. The deposit is two months’ rent — 22–40 million ₫ in hand before you move in, depending on the flat. Ask before signing on what terms it comes back. Ask separately about the monthly rent itself: what it covers and what is charged on top — electricity, water, internet, cleaning. The flats are in different condition: some are fresh, some visibly worn, and the fit-out varies too. You do not have to take the first one shown — ask for more and compare. The stay registration is filed by the owner of the property, not by you. Ask to see the confirmation on the day you move in: without it you cannot extend a visa later.
