What it costs to rent in Da Lat

Rent figures usually get quoted from memory, off a single case. We gathered everything on offer in Da Lat on 30 August 2026 across ten Facebook groups letting long-term: 141 posts, with a price in 91. Hotels, homestays and guesthouses were taken out — they let for business and their prices are about something else. Flats and houses are counted separately: adding them together only produces mush.

A small house costs less than a flat A two-bedroom house goes for 5m ₫ a month, a two-bedroom flat for 12m. More than double, and in the house's favour. The reason is that these are different goods. Flats come furnished; houses are more often handed over empty. So choosing between a house and a flat is not a choice of floor area but a choice between moving in tomorrow and furnishing it yourself.

A third bedroom doubles what a house costs

A two-bedroom house goes for 5m ₫, a three-bedroom for 11m. Between two and three the price doubles, the sharpest step anywhere in the sample. After that it stops: four-bedroom houses run at 10m, no dearer than three-bedroom ones. There are only seven of them though, and at that count the difference cannot be told from chance. Flats have no ladder at all. One bedroom costs 7.5m, two 12m — but half the two-bedroom prices stretch from 7m to 13m, twice the money for the same number of rooms.

What the photos show across the price bands

The top quarter of offers starts at 12m ₫ and every tenth one asks more than 18m. But a price distribution says nothing about what the money buys, so we opened the photos on six listings — two from each of the cheap, middle and dear bands. At 4–6m you get clean small flats: tile or laminate, a fitted wardrobe, simple furniture, a working bathroom. We saw no wrecks in this band. At 9m two very different flats turned up. One sits in a villa with a garden, has a balcony over the city and is furnished with care. The other is a roomy three-bedroom lined throughout in pine boards, with a bare bed and almost no furniture. Same price, different homes. At 12m — a whole house furnished in the dense local manner: carved wood, display cabinets of china, cove lighting. And the 15m listing showed only the facade and the gates, not a single room inside.

Flats and houses charge extra for different things

We checked which words in a listing travel with a high price, counting flats and houses separately. Mixing them is no good — the picture comes out backwards.

So do not search by the words

With flats, look at the class of the building rather than the list of conveniences: furniture, a balcony and a lift come with almost all of them and are already in the price. With houses it is the other way round — ask about furniture first. An empty house runs four and a half million a month below a furnished one, which is more than the furniture itself costs. The address does not move the price, at least not by the words in the listings. Central flats run slightly cheaper than outlying ones, and we have no explanation for that.

The deposit: a month up front and a month held

The terms are written into the listing — 70 of the 141 posts state them. The norm reads clearly: one month's deposit and one month paid in advance. Thirty-two posts say exactly that. On the way in you hand over two monthly payments. A one-month deposit is asked in 45 of the 70 cases, two months in 18. Three or more turns up a handful of times. If those terms are quoted for an ordinary flat, ask why: the norm here is different. Agree separately on what the deposit is withheld for. The word alone in a contract guarantees nothing.

Utilities are almost never in the rent

Electricity and water are in the rent in 6 percent of listings. By our own reading of the bills that costs two or three hundred thousand ₫ a month: the landlord charges the top tariff band per kilowatt whatever you actually burn. So «6m all in» and «6m plus meters» are different offers. Pets are allowed in three listings out of a hundred and forty-one. If you are coming with a dog, search on that and discuss the price afterwards.

We gathered the data on 30 August 2026 across ten Facebook groups letting long-term housing in Da Lat. After cleaning, 141 posts remained. A price is named in 91, the type is identifiable in 76, the ward number in 43, and the floor area so rarely that there is no per-square-metre figure here. What was thrown out and why: wanted-ads were filtered during collection; hotels, homestays and guesthouses of six bedrooms and up were removed as businesses rather than homes; commercial premises and one listing from Danang as being off target. Photos were reviewed selectively, two listings from each of three price bands. We have one reference of our own: our lease on a house in Lam Vien, May 2026, at 22m ₫ for five bedrooms.

One of the two long-stay rents we took straight from the owner rather than from a listing: a flat with two small bedrooms, two bathrooms and a balcony in a new building, 10M ₫ a month. The other measured rent is a whole house in old Ward 8 at 22M ₫.
Worth knowing. The monthly rate comes by phone — the booking sites sell the same flat by the night and dearer. Fifteen minutes to the centre by motorbike; the GO! hypermarket is about three kilometres away, on Lam Vien Square downtown.

Da Lat needs no air conditioning, so bills are far below Da Nang or Saigon. Fibre internet at 300 Mbps is 190–195k a month.
Careful. The state electricity tariff is 1,984–3,460₫/kWh, but landlords commonly charge a flat 3,500–4,000₫. Agree the rate in writing before you move in.

Panorama lets flats long-term, and there are a lot of them. It is round, with a full-height light well inside: the floors run in a ring, the flat doors open onto a circular balcony with a lattice rail, and the light falls from above. The layouts inside are unusual. The fit-out differs from flat to flat and you see it at once: some are done in black and white marble with gloss fronts, others are light, with timber panelling on walls and ceiling, an olive splashback in the kitchen and coloured upholstery. What they share: a kitchen with an induction hob, oven and extractor, built-in wardrobes to the ceiling, air conditioning, a wall-mounted television, and a separate bathroom with a glassed-in shower and a water heater. Three types are let — one bedroom, two bedrooms, and a larger two-bedroom; each has its own living room with a kitchen. The windows look over the town — Da Lat’s roofs and the hills behind them; some flats have a terrace along the window, some a balcony over the street.
Worth knowing. Monthly prices as quoted by the manager on 29 August 2026: one bedroom with a living room and kitchen 11 million ₫, two bedrooms with a living room and kitchen 13 million ₫, and the larger two-bedroom 20 million ₫. Leases start at six months, and on a longer term the price is negotiable. The deposit is two months’ rent up front. The building is called Panorama — Tòa Nhà Panorama Đà Lạt — and stands at 37 Tran Hung Dao in Xuan Huong ward, the former Ward 10. Across the road are the OM Nướng grill and a Lẩu cua đồng place; the Central Market is about two kilometres down the street. The manager answers on WhatsApp and handles the contract herself. There are many flats and they are not alike: they differ in fit-out, in the view and in condition — some are fresh, some visibly worn. Say up front how long you need and how many bedrooms, and ask to see several, not one.
Careful. The deposit is two months’ rent — 22–40 million ₫ in hand before you move in, depending on the flat. Ask before signing on what terms it comes back. Ask separately about the monthly rent itself: what it covers and what is charged on top — electricity, water, internet, cleaning. The flats are in different condition: some are fresh, some visibly worn, and the fit-out varies too. You do not have to take the first one shown — ask for more and compare. The stay registration is filed by the owner of the property, not by you. Ask to see the confirmation on the day you move in: without it you cannot extend a visa later.
